Opportunity: The Property Society is an Austin based property management company with ~350 properties under management.  The Property Society is differentiated through its operational efficiency and “self-serve” tenant portal to enable online communications.

In an extremely fragmented market, The Property Society CEO sought to triple the business in 2-3 years through roll-up acquisitions, and required the funds to do it.

How AMP Helped: After understanding management's vision for the company and growth goals, AMP created detailed financial projections with multiple scenarios.  Utilizing those projections, we developed a company valuation model that enabled the team to evaluate various deal structure options.  Finally, we built an investor pitch based on the deal structure selected and prepared our client for conversations with investors.

Results:  Given the cash flow nature of the business, the team determined that a preferred stock structure would enable investors to realize a low-risk, quick return on their investment, while allowing management to maintain a sizable chunk of equity.
